Galleria Manor Senior Apartments is an independent living community in Smyrna, Georgia, specifically designed for seniors aged 55 and older. While sometimes confused with assisted living, it is primarily an independent living facility that provides housing for seniors who do not require daily medical assistance or dedicated caregivers.

Project Scope

Infrastructure & Core Power Distribution

Main Service Entrance: Installation of high-capacity transformers and main switchgear to manage the building’s total electrical load.

Sub-Metering Systems: Implementing separate utility metering for each of the 88 units and a dedicated “house” meter for common areas to ensure accurate billing.

Power Distribution Panels: Setting up individual circuit breaker panels in every apartment and larger distribution panels for elevators, HVAC, and laundry facilities.

Backup Power Systems: Installation of emergency generators or UPS (Uninterruptible Power Supply) systems to maintain critical functions like hall lighting and elevators during outages

Energy Efficiency & LEED Gold Features

LED Lighting Controls: Installation of high-efficiency LED fixtures with occupancy sensors in common areas and dimmable controls in units to meet LEED energy reduction goals.

Smart HVAC Wiring: Wiring for programmable or smart thermostats that integrate with the building’s energy management system.

EV Charging Stations: Installation of electric vehicle charging infrastructure in the parking area, a common requirement for modern LEED-certified buildings.
